Background

GREA is a specialist real estate development company focused on delivering turnkey, sustainable assets across the African continent. Established in January 2018, we operate as a strategic subsidiary of Grit Real Estate Income Group (“Grit”), a pan-African leader in income-generating real estate listed on both the London Stock Exchange and the Stock Exchange of Mauritius.

Our mission is simple: to unlock growth for global and regional tenants by developing high-quality, purpose-built assets in markets where real estate is still emerging. While some African cities have seen pockets of development, much of the continent remains underserved, especially when it comes to institutional-grade, tenant-driven infrastructure. 

GREA was born out of a shared vision by Greg Pearson and Bronwyn Knight, founding members of Grit, who saw the opportunity to meet the significant demand from multinational tenants for bespoke, sustainable developments in key African economies. 

Founded in 2014, Grit has grown into the leading pan-African real estate income platform, operating across 11 African territories, managing a diversified portfolio of 33 properties spanning seven asset classes – from data centres and healthcare facilities to light industrial warehouses, corporate offices, diplomatic housing, retail hubs, and hospitality properties. Grit’s footprint reflects its commitment to delivering resilient, income-generating assets that support long-term growth across the continent.

In July 2023, Grit increased its stake in GREA to a controlling interest of 51.48%, with the remaining shares held by the Public Investment Corporation of South Africa (PIC). This partnership strengthens our ability to scale and deepen our impact across the continent.

What we do

GREA holds a Mauritian Category I Global Business Licence and actively develops real estate across Africa (excluding South Africa). Our portfolio spans:

GREA's objectives are to:

  • Partner with global companies on their real estate solutions across Africa;
  • Achieve long-term capital appreciation by investing in real estate developments across the continent (excluding South Africa);
  • Actively develop a portfolio of real estate assets with quality leases and strong counterparties;
  • Build diverse revenue streams and create long-term franchise value; and
  • Promote community development through participating in social infrastructure investments in education, student accommodation and health care.

Strategy

GREA partners with select multinational corporations on the development of their corporate accommodation needs on the continent. The Company’s development pipeline is financed using a combination of debt raised through bank finance, own equity, partnership equity as well as equity raised through a private placement of ordinary shares to pre-selected institutional investors.

GREA leverages its balance sheet to provide equity investors with superior, US dollar-based returns through hard currency rental income streams and development uplift on disposal of an asset. In this regard, GREA has an evergreen option to hold or dispose of assets, depending on the business cycle.

In addition to its own track record of delivering property developments on the continent, GREA has formed strategic relationships with several established property development companies to access quality deal flow and local expertise.

In turn, GREA offers these developers much needed equity investment, improved access to global best practice and access to multi-national tenants, affordable bank funding and debt capital markets.

GREA is managed by African Property Development Managers Limited, which is a Mauritian registered asset management company holding a Category I Global Business Licence (GBL1).
